House and land packages being offered in stage 4 are for small duplex apartments at similar prices for standalone houses twice the size on much larger sections in the very successful stages 1, 2 and 3 of Dunstan Park. It is no wonder there is market resistance

In spite of the opinions of academic planners and so-called urban designers, the market in Alexandra for this sort of development far from the town centre and other amenities is extremely limited and will remain limited for the foreseeable future.

The market for small town houses, including retirement villages, in Central Otago is still for standalone type housing, located close to amenities rather than apartments out in the sticks.

If the council wants to sell down stage 4 and obtain a return for its ratepayers within a realistic timeframe, it would be well advised to amalgamate adjoining sections into single allotments of a reasonable size to be able to fit standalone houses to meet the current market...
